A property owner may be legally responsible (liable) for any accidents or injuries that occur to a visitor or tenant on his property if it can be proven that the owner’s negligence caused the accident or injury. First, the injured party must show that his injury was caused by unsafe conditions or a failure on the owner’s part to properly maintain the property. Second, the victim must show that the property owner knew or reasonably should have known about the unsafe conditions, but did not warn visitors or tenants of the danger.
